Our Standard CMA Report for a subject property address that you give us will include the following:
1. A list, in chart form, showing the comparable properties to your subject property. The columns will contain the following data for each comp:
- Status (Active, Under Contract, Sold)
- Days On Market
- Type or Style (Interior/End Unit for THs; Colonial, Rambler, etc. for SFs)
- # of Levels (for THs)
- Square Feet per the Tax Records
- Basement (Y/N)
- Full Baths
- Half Baths
- Garage Spaces
- Yearly Taxes
- List Price
- Sold Price
- Contract Date
- Settle Date
- Seller Subsidy, if any
2. A "4-Up" Report, which is a corresponding set of exterior pictures with a brief description of each property on the CMA. The description will be how the listing agent has described the condition and features of the property. Other miscellaneous information is also given.
